However, that wish is becoming harder and harder to realize as more and more buyers are focussing on houses that are ready to move into; no modifications or renovations needed. If a house doesn’t meet this criterion, well, the seller isn’t going to get top dollar.

For the past few years, buyers and builders have been most interested in kitchens with granite worktops, and open spaces with a full accommodating island. It could be that your kitchen has everything to grab a buyer’s attention, except that sparkle, in which case it will be worth spending a $200 or so bringing back to life. If, however, your kitchen is dated and falling apart, it is probably worth investing in a new one altogether.
The Luxury Room
Every buyer is looking for their dream home, but most will never find it. However, all buyers still have a weak spot for luxury, for that outlandish thing that will allow their egos to stand proud and let them show off to their friends. So if you have a garage or a basement or unused attic, why not convert it into something wow. It’s just a matter of re-tiling, re-grouting, changing out the old toilet, sink, and bath and installing a nice freestanding tub with a separate shower cubicle and some fancy artwork from Etsy, and hey bingo, you’ve created the ultimate relaxation space. Everyone needs a nice bathroom, that me time, that place they can escape from the stress of life, and it tends to be the bathroom.
